Our Approach

Project specific development financing

We provide capital, primarily in the form of subordinated debt, to leading real estate developers in major cities in Canada. We typically make investments at the individual project level. Depending on the situation, we will consider investing as early as the land acquisition stage or later at the pre-sales stage or at the start of construction. Our typical exit is the sale of completed units or as a stabilized income property.

Our funds can assist developers with:

  • Land acquisitions
  • Pre-development/pre-construction soft costs
  • Equity top-up required to secure senior construction financing
